Meet The Queen of Jumbo Loans, India Kinchelow

By: Bethany Myers

History of the Business

India Kinchelow, owner of The Queen of Jumbo Loans, boasts 24 years of industry experience, with five years specifically as a licensed loan officer at Nuvision Federal Credit Union. Her primary goal is empowering California families and professionals to achieve their dreams of homeownership. She fully understands the challenges that arise from the ever-increasing home prices, often making it difficult for individuals to save enough for a down payment despite having a sufficient household income. Through her commitment and hard work, she strives to make homeownership accessible and achievable for every one of her clients.

What the Business Provides to the Community

The Queen of Jumbo Loans, in collaboration with Nuvision Federal Credit Union, wholeheartedly embraces community involvement. They orchestrate member appreciation gatherings such as jazz festivals, extend their support through initiatives like the Memorial Day Gas Giveaway for our honored veterans, and conduct campaigns that include special events dedicated to showing appreciation for our dedicated police and fire departments.

What’s Unique about the Business

The Queen of Jumbos has the key to securing a strong position as the most qualified buyer in today's competitive market where many homebuyers compete with other strong (or cash) buyers. While others rely on ineffective pre-approval letters, customers of The Queen of Jumbos stand out by submitting a powerful Loan Commitment directly from the underwriter. This letter signifies official approval, pending appraisal and title work—second only to a cash offer in reliability. The benefits don't end there. With a Loan Commitment, not only will uncertainty for the seller be eliminated, but also for the buyer, ensuring a smoother loan process for everyone involved.

 Philosophy of the Business

“My mission is to bridge this gap by offering low down payments for higher loan amounts, flexible underwriting, and most importantly - low rates. I believe that everyone deserves a place to call home, and am dedicated to helping you navigate the complexities of the housing market so that you can embark on the path to homeownership with confidence,” says India.

 What the Community Should Know

Nuvision Federal Credit Union's jumbo loan program is an integral component of their portfolio lending initiative. This signifies that loans exceeding the Conforming loan limit, set at $1,089,000 in Newport Beach, are retained in their portfolio, providing them with the independence to establish their own underwriting criteria and approve loans based on their assessment of feasibility.

 Success Stories

In California, particularly in Orange County, where even the average homes in some cities carry seven-figure price tags, the conventional down payment can easily exceed the savings capacity of many 'HENRYs' (High-Earners-Not-Rich-Yet). Although these individuals earn enough to comfortably manage monthly mortgage payments, they frequently encounter challenges in accumulating the substantial savings necessary for a substantial down payment. Additionally, high reserve requirements associated with these loan amounts can make homeownership seem frustratingly elusive. Whether prospective homeowners are aiming for a 5% or 20% down payment, India has assisted numerous clients in achieving their dream of homeownership through flexible financing solutions.

About the Owner

India was raised in California and ventured to South Florida for her college education, graduating from Florida Atlantic University in Boca Raton in 2002. Today, she holds both a mortgage and real estate license and boasts a wealth of experience spanning financing, property flipping, and rentals.

What sets India apart is her dedication to delivering a level of service that the industry often lacks, relishing the role of being part of the solution. Presently residing in Laguna Niguel, she takes pleasure in dining out with friends at places like Javier's, A+O Restaurant, and SOL Mexican Cocina, pursuing ongoing education, exploring new destinations, and cherishing quality time with her family.

India is deeply engaged in her community, holding membership with the Orange County Realtor Association and currently assuming the role of Membership Director for the Women's Council of Realtors Orange County in 2024.
